Questions to Ask Before Hiring

  • Confirm who prepares drawings and handles municipal permits and trade notifications.

  • Ask how hidden conditions, changes, delays and final deficiencies are documented.

When hiring someone for electrical work, confirm the appropriate Electrical Safety Authority requirements and electrical contractor credentials. A general renovation agreement does not replace the electrical compliance process.

Read Allowances and Exclusions Together

An allowance is a placeholder, not a confirmed purchase or final installation price. Ask whether it includes tax, delivery, accessories and installation. If one quote excludes appliances and another includes them, adjust the comparison before choosing.

Is the cheapest contractor quote the best option?

Not necessarily. A lower total may cover less work or leave key items as allowances. Review scope, trade requirements, references, insurance and written terms before comparing price.

Can I use an online estimate as a construction contract?

No. A planning estimate cannot inspect the property or establish agreed responsibilities. Confirm the site conditions, scope, selections and written contractual terms separately.
